
A Parking Lot Is Not a Big Driveway
The material is the same and almost nothing else is. A lot is a structure carrying different loads, drained across a much larger area, and it cannot usually stop being a lot while work happens.
The load difference is the one that surprises people. A driveway carries cars, which are light and spread their weight over four tyres. A commercial lot carries delivery trucks, box vans and refuse vehicles, and those concentrate far more weight into far smaller footprints. A section built to residential thickness will hold up fine under customer parking and fail early wherever the heavy vehicles actually travel.
Which is why lots are sensibly built in zones rather than to one uniform spec.
Where Lots Fail, in Order of Predictability
The dumpster pad
The most reliable failure point on any commercial lot, and the reason is mechanical rather than bad luck. A refuse truck arrives, deploys its lifting arms, and concentrates enormous load into one small footprint — repeatedly, in exactly the same spot, on a schedule, for years. Ordinary lot section does not survive that treatment.
The usual answer is a purpose-built pad at that location, either a heavier asphalt section or concrete, sized for where the truck's outriggers and wheels actually land rather than for where the enclosure sits.
The drive aisle and the entrance
Everything that enters crosses the entrance, and everything heavy travels the aisles. The parking stalls themselves see comparatively gentle use — a car that arrives, sits, and leaves. Failures concentrate along the travelled path, and a lot that looks fine across most of its area while breaking up along one lane is behaving exactly as expected.
The loading area
Trucks manoeuvring at low speed with the wheels turning is the motion that shoves and scuffs a surface. Combined with the point loads from trailer jacks and dollies, loading areas take a particular kind of abuse that is not about weight alone.
Low spots
Over a large flat area, small grading errors become standing water, and standing water finds its way into the base. On a lot the drainage design carries more consequence than on a driveway simply because there is more area for water to sit on and further for it to travel.
Phasing — Staying Open While It Gets Done
Most commercial properties cannot close, so the schedule is part of the design rather than an afterthought.
The common approaches, and they combine:
- Half at a time. Work one section while traffic uses the other, then swap. Straightforward where there are two entrances or a loop.
- Night and weekend work. Normal on commercial lots, and often the cleanest answer for retail and offices with predictable quiet hours.
- Around delivery windows. Worth establishing early, because a delivery that cannot be rescheduled will drive across fresh asphalt if the alternative is not planned.
New asphalt is driveable in about a day or two and stays soft for weeks, so phasing is not only about the day of the work. Sequencing which sections cure while which are in use is the part that needs thinking through in advance.
Striping and Layout
Restriping after resurfacing is an opportunity as much as an obligation, because the old layout is not necessarily the right one.
What a layout has to cover: standard stalls, accessible spaces with their access aisles and signage, fire lanes, directional arrows, stop bars, crosswalks where pedestrians cross traffic, and any loading zones. Accessible parking in particular has specific requirements for count, dimensions, surface slope and signage that are worth confirming against current rules rather than simply reproducing what was painted there before — the previous layout may predate the standard it should meet.
Paint on fresh asphalt also needs the surface to have cured enough to accept it, which is another scheduling input rather than a same-day task.
Maintenance as a Budget Line, Not an Event
The cost curve on commercial asphalt is steep and it bends at a predictable point. Crack filling and sealcoating are inexpensive per square foot. Full-depth repair is many times that. Total replacement is many times again.
Water reaching the base is what moves a lot from the cheap end of that curve to the expensive end, and in this climate the mechanism is the freeze-thaw count rather than the depth of cold. This region crosses freezing and back repeatedly through the winter, and each crossing widens whatever is already open by a small amount. A fall crack-filling pass closes those paths before the cycles start; the same pass in spring closes them after the damage is done.
Which is why a maintenance schedule on a lot is worth more than it is on a driveway: the surface area is larger, the failures are more expensive, and the timing is the cheapest variable to get right.
Multiple Properties
If you are responsible for several sites, they can be assessed together and put on one schedule rather than handled as separate emergencies as each one deteriorates. Ask about handling the whole portfolio on a single plan — it makes budgeting predictable and it means the cheap maintenance happens on time at every location instead of only at whichever one is currently worst.
